The project aims to develop a comprehensive financial analysis toolkit for TEAM Finance & Real Estate Group Inc., focusing on converting single-family homes into small multi-unit rentals with six units or fewer. Students will conduct detailed financial proformas and investment analyses to evaluate various aspects of property conversion. This includes assessing acquisition costs, renovation budgets, financing options, rental income potential, and operating expenses. The primary goal is to determine key financial metrics such as cash flow, return on investment (ROI), and capitalization rates (cap rates). By applying classroom knowledge in finance and real estate, students will create a replicable framework and set of tools that TEAM can use to help investors quickly assess the viability and profitability of future property conversions. This project provides a practical opportunity for students to apply theoretical concepts to real-world scenarios, enhancing their understanding of financial analysis in the real estate industry.
